Six reasons to consider Times Square 2
These project highlights provide a starting point for your investment shortlist. Compare them against the exact unit and your intended use.
Freehold tenure
Berjaya identifies Times Square 2 as freehold: a clear distinction for a central-city shortlist, alongside the selected title, upkeep and purchase cost.
A two-mall connection proposition
The developer describes links to Berjaya Times Square and LaLaport BBCC. Assess the planned convenience for shopping and dining; confirm each bridge’s status and access hours.
Imbi Monorail & Hang Tuah LRT
The developer’s connection plans name these rail options. Check the actual route to the right service entrance, including luggage, shelter and mall opening hours.
Imbi / Bukit Bintang city setting
Consider the address for occupants who value city shopping, dining and transport. Match the location to an intended guest or resident rather than assume rental demand.
Compact, family & dual-key choices
Published main types range from 488 to 1,038 sq ft. Compare the approved configuration, furnishing needs and total commitment for the people expected to use it.
A managed-accommodation option to explore
Professional management can assist with hosting and upkeep coordination. Confirm the actual appointment, unit eligibility, building rules and owner responsibilities.
Why put Times Square 2 on an investment shortlist?
Times Square 2 brings together three features worth examining in a city property: freehold tenure, a two-mall connection proposition and rail access around the Imbi and Bukit Bintang district. The practical appeal is the combination. A visitor or resident may value shopping, food and transport within a manageable route of the accommodation.
The investment question is how much you pay for that combination and which home you buy. A compact unit and a larger family layout require different budgets and serve different needs. Start with the intended occupants, then compare the actual unit and ownership costs.
Freehold: a useful distinction, not the whole investment case
Berjaya’s official project page identifies Times Square 2 as freehold. For a buyer comparing it with leasehold alternatives, that is a clear tenure distinction and a reason to include it in the shortlist.
Keep tenure separate from the rest of the purchase. You still need to examine the title particulars, building upkeep, recurring charges, permitted use and the price of the selected unit. Freehold does not establish future rental performance or guarantee that a later buyer will pay more. A well-priced leasehold alternative can still merit consideration.
Two mall links: Berjaya Times Square and LaLaport BBCC
The developer markets connections to Berjaya Times Square and LaLaport BBCC. Its launch coverage describes two overhead bridges linking the development with Berjaya Times Square and BBCC. That is the documented connection proposition; this guide has not verified that the new links are open for use.
For a guest, the practical benefit would be an easier route to dining, shopping and leisure. For the owner, it is a feature to assess against the unit’s purchase cost. A mall connection itself does not establish bookings or rental income.
- Ask where each link meets the residential circulation route.
- Confirm construction, opening arrangements and access hours for each bridge separately.
- Check whether the full journey is sheltered and whether a lift or steps are involved.
- Distinguish a route through a mall from a route available after its trading hours.
Near rail: distinguish Imbi Monorail from Hang Tuah LRT
The developer’s launch coverage names Imbi Monorail and Hang Tuah LRT in the connection plans. These are different stations and services. Imbi should not be described as an LRT station.
Hang Tuah serves the Ampang/Sri Petaling LRT corridor as well as Monorail services. Check the route to the entrance of the service you intend to use, not only a station marker on a location map. This guide does not claim a measured walking distance or journey time from the future residential entrance.
Rail can make a city stay more convenient when the destination and transfer pattern work. Ask how the journey functions with luggage, in rain and outside mall opening hours. A short map radius does not answer all of those questions.
Choose the layout around the people using it
| Published type | Size | A practical comparison |
|---|---|---|
| Type A | 488 sq ft | A compact one-bedroom option: check luggage storage, usable living space and furnishing needs. |
| Type B | 678 sq ft | A two-bedroom option: examine bedroom privacy and the living/dining arrangement. |
| Type C | 888 sq ft | A two-bedroom dual-key option: inspect the approved configuration, entrances and applicable use rules. |
| Type D | 1,038 sq ft | A three-bedroom option: compare the larger total commitment with the household needs it serves. |
These are the main types currently shown on Berjaya’s project page. Use the exact approved plan for the available unit; do not assume that a furnishing proposal or a sample interior photograph is included in the purchase.
More bedrooms do not automatically make a stronger investment. Compare the space that occupants can use, the total furnishing and replacement needs, and the cost you are committing to that configuration.
Is Times Square 2 affordable on price per square foot?
Price per square foot is worth examining, but “affordable” needs a comparison. Use current quotations for genuinely comparable city properties, with the same price basis, similar unit sizes and clearly identified inclusions. An entry-level headline and a quotation for a different unit cannot establish which is better value.
At the time of review, Berjaya’s page shows different starting-price figures in its main sales section and advertisement particulars. We therefore do not turn a website headline into a current unit price or an implied price per square foot. Request a dated quotation for the unit available.
| Compare | What it tells you |
|---|---|
| Purchase price divided by stated built-up area | The quoted price per sq ft, using a consistent area and price basis. |
| Total purchase and setup cost | The capital needed after including applicable fees, furnishing and setup. |
| Parking and specification | Whether apparent price differences reflect different allocations or inclusions. |
| Recurring ownership costs | The commitments that remain after buying, whether occupied or vacant. |
A smaller home may require less total capital despite a higher price per square foot. A larger home may show a lower price per square foot while requiring a bigger commitment. Look at both numbers before calling either affordable.
Times Square 2 vs Pavilion Square: a worthwhile comparison
Yes—Pavilion Square belongs in the comparison because it also has a mall-link proposition. The useful question is what each address and selected unit offer for the price, rather than which tenure label wins.
| Decision | Times Square 2 | Pavilion Square residences |
|---|---|---|
| Tenure | Freehold | Leasehold; confirm the selected title’s remaining term. |
| Mall-link proposition | Berjaya Times Square and LaLaport BBCC | Pavilion Kuala Lumpur via a dedicated link bridge. |
| Address | Imbi / Bukit Bintang | Jalan Raja Chulan / Bukit Bintang. |
| Connection checks | Verify each bridge’s status, route and operating arrangements. | Verify the bridge’s status, route and operating arrangements. |
| Cost comparison | Obtain a selected-unit quotation and recurring-cost schedule. | Compare a residential unit of similar size and use; keep corporate suites separate. |
Both projects should be assessed against the same brief: intended occupants, home size, budget and timescale. Ask whether you are paying for a particular retail destination, view, furnishing specification or address. Two mall links and one mall link are not a scorecard; the actual journey and the destination matter.
We do not publish a blanket claim that Times Square 2 is cheaper or that Pavilion Square’s leasehold tenure makes it a weaker investment. Current matched quotations, the remaining lease and the selected unit’s particulars are needed for a meaningful conclusion.
What does a managed-accommodation approach involve?
Professional management can reduce the day-to-day work involved in bookings, guest communication, housekeeping and maintenance coordination. The written appointment should explain the service scope, owner responsibilities, reporting and the conditions for changing or ending the arrangement.
It does not remove the owner’s financial commitments or establish a future income. Confirm the selected unit’s permitted use and applicable building rules. Do not assume that all layouts have identical management arrangements or that a presentation’s sample interiors form part of the developer’s sale specification.
Who may find Times Square 2 worth comparing?
- A buyer who specifically wants freehold tenure in a central-city shortlist.
- An investor examining practical access to shopping, food and rail rather than relying on a skyline image alone.
- A buyer choosing between a compact unit, a two-bedroom home and a larger or dual-key configuration.
- An owner who wants to explore professional management while understanding the ongoing responsibilities.
Compare alternatives if you need immediate occupation, a quiet low-density setting or a particular parking allocation that has not been confirmed. If your budget only works when a projected rental figure is achieved, revisit the commitment before booking.
What should you request next?
- A current quotation and approved floor plan for the available unit.
- The selected title, parking and sale-specification details.
- Written status updates for both mall links and the route to each station.
- The recurring-charge schedule and likely furnishing/setup requirements.
- The applicable use rules and management documents if managed accommodation is intended.
- A matched Pavilion Square residential quotation if you want a side-by-side comparison.
Eric or Jason can help organise those details around your budget and preferred layout. The aim is to identify a property you understand and can hold comfortably, without relying on a promised rental outcome.
