Understand the estimate.
Monthly comfort
Leave room for your regular spending and ownership costs. A repayment estimate does not decide the loan you can obtain.
Down payment
The amount shown is only the part of the price outside the modelled loan. It is not a total upfront-cost budget.
Rate and tenure
A longer tenure usually lowers the monthly payment. Compare the commitment and ask your bank about the full financing cost.
How this estimate works
Loan amount = price × loan percentage. For a positive monthly rate r and n payments, the monthly repayment is P × r ÷ [1 − (1 + r)−n], where P is the loan amount. At 0% interest it is P ÷ n. This is a planning model, not a lender’s repayment schedule or an eligibility assessment.
Actual financing can differ because of changing rates, daily calculations, fees, bank terms or construction-stage drawdowns. References: Maybank term-loan product disclosure and CIMB’s indicative-calculator guidance.
Repayment calculator FAQs
What does this calculator estimate?
It estimates monthly principal-and-interest repayments for a standard reducing-balance loan, using the property price, loan percentage, annual rate and tenure you enter.
Is 3.7% a current bank offer?
No. It is an editable example assumption, consistent with the examples on our project pages. Enter the rate you want to model or the terms supplied by your bank.
Does the down payment include all purchase costs?
No. It is only the property price minus the modelled loan. Budget separately for applicable duty, legal and financing costs, insurance, furnishing and other purchase or ownership expenses.
Does this work out my approved loan or borrowing eligibility?
No. It does not assess your income, commitments, age, credit profile or bank eligibility. Loan percentages and terms are assumptions to discuss with your lender.
How does this apply to a property under construction?
This models a fully drawn loan with regular monthly repayments. Progressive construction-stage interest and the actual bank drawdown schedule are not included.
Can overseas or MM2H buyers use it?
Yes, to compare repayment scenarios in ringgit. Use financing assumptions relevant to your own circumstances. The tool does not determine foreign-purchase or MM2H eligibility.
What happens when I choose a project?
Its published reference price is loaded if available. Change it to the price of the selected unit; it is not a live quotation or confirmation of stock.
