Quick answer

Choose the rental model before relying on an income illustration. Independent short stays, conventional long-term tenancy and hotel-management contracts differ in permission, owner control, workload, fees and exit terms. Higher gross receipts do not automatically mean higher net income. The five portfolio examples below illustrate those differences; none is certified Airbnb-approved or promises a rental return.

Start with the time and control you want

Write down whether you need personal stays, predictable access to the apartment, hands-on involvement or an operator handling daily work. A buyer wanting occasional family holidays can be poorly matched with an investment-only hotel unit, even if both are described as serviced residences.

Long-term letting usually involves a tenancy, tenant selection and periodic maintenance. Short stays add repeated guest communication, cleaning, calendar management and replacement wear. A hotel arrangement may shift tasks to an operator while reducing the owner’s control over access and pricing.

Remote ownership still needs oversight. Establish who handles damage, complaints, emergency repairs, bills and accounts when you are overseas. An agent introducing the purchase is not automatically the ongoing manager, and an attractive building does not resolve these responsibilities.

Check permission before comparing revenue

Obtain the current approved use, applicable local requirements, building rules and the agreement for the exact unit. Ask your lawyer to reconcile them. A commercial title, a dual-key plan, a hotel-style lobby or another owner’s online listing does not establish your permission to host nightly guests.

Airbnb’s Malaysia hosting information describes responsibilities, and its industry code of conduct expressly presents a voluntary industry framework. It is not a government licence or a replacement for applicable rules. Do not treat proposed reference by-laws or old pandemic guidance as automatic current permission.

For conventional tenancy, also check permitted occupation and the lease terms. For hotel management, verify the actual operator appointment and contractual use. No Airbnb-approved property is identified in this comparison; a prohibited operating model should be removed from the calculation entirely.

Compare workload, owner use and control

These are editorial comparison points, not legal classifications or contractual promises. Read the particular agreement instead of assuming every managed property follows the same model. A model that looks convenient can still be unsuitable if you need access or flexibility it does not provide.

Which Property Might Suit Your Plans?

These five properties illustrate different operating questions in the reviewed portfolio. Conventional-letting candidates are not relabelled as short-stay stock, and investment-only units are kept separate from ordinary own-stay homes. Request the current unit and relevant documents before treating any model as available.

Prices shown are dated gross starting guides for selected units; confirm the exact unit, allocation, current quotation and availability. A larger plan may cost more.

Kuala Lumpur · Freehold hotel-residence proposition · One- and two-bedroom project references

Why consider it: Compare the documented hotel-contract model if you prefer contracted operations and can accept the agreement’s limits.

What to check: Owner-use rights, pool upkeep, deductions, commencement and exit terms depend on the actual agreement. Branding and a sales presentation do not establish your net income.

Bukit Bintang, Kuala Lumpur · Freehold · Selected C1/C4 hotel-investment references

Why consider it: Use it to compare an investment product where the reviewed remaining-unit proposal excludes owner occupation.

What to check: No own stay applies to this shortlist. Do not choose it as a flexible holiday home, retirement residence or independently hosted apartment; confirm the exact contract and current unit.

View Orion Residence details

Jalan Kia Peng, Kuala Lumpur · Leasehold · Completed-building managed-unit references

Why consider it: Compare selected managed proposals while inspecting an existing building and the actual offered accommodation.

What to check: The operator, permission, deductions and owner access must be established for the selected unit. A completed building does not validate every managed-return presentation.

View Eaton Residences details

Bangsar South, Kuala Lumpur · Leasehold · Compact-to-family references 495–903 sq ft

Why consider it: Compare conventional longer-term letting against actual local household demand and a selected apartment’s full costs.

What to check: No short-stay permission is verified. Inspect floating-parking arrangements and ask for achieved tenancy evidence; the guide price does not apply to every larger layout.

View Laurel Residence details

Bukit Jambul, Penang · Freehold residential condominium · Public four-bedroom references around 1,200 sq ft

Why consider it: Consider conventional household letting research if southern-island destinations fit the intended tenant.

What to check: The reviewed project FAQ and summary prohibit Airbnb. Public condo plans are distinct from affordable-home stock; confirm lawful long-term occupation and eligible current units.

Use the same cost base for gross and net comparisons

Consider a hypothetical RM1 million purchase with RM80,000 of acquisition and furnishing costs, giving RM1.08 million total invested cost. At an assumed RM3,500 monthly long-term rent, scheduled annual rent is RM42,000: a 4.2% gross yield against purchase price.

With one vacant month, collected rent becomes RM38,500. After assumed annual owner expenses and reserves of RM9,500, net operating income is RM29,000. Dividing by RM1.08 million gives about 2.69%, before financing and personal tax. Gross and net use different denominators here, and both are stated explicitly.

For a separate short-stay illustration on the same cost base, assume RM250 a sold night and 180 sold nights: RM45,000 gross receipts. Assume RM11,250 of turnover-related costs and RM12,000 fixed owner costs and reserves. Net operating income is RM21,750, or about 2.01% of RM1.08 million. The nightly rate, sold nights and costs are invented assumptions, not market evidence or any project forecast.

The higher gross short-stay receipts in that example produce lower net income. Add any omitted management, cleaning, platform, utility, repair or furnishing costs to your real worksheet and avoid double counting. A hotel model cannot be assigned a comparable net figure until its actual contract and distribution statement are understood.

Read the deductions and exit clauses

Request a written fee schedule defining the revenue base, cleaning treatment, utilities, maintenance, insurance, refurbishment reserve, owner-use charges and distribution timing. Ask whether reported receipts are bookings, amounts collected or money already net of selected deductions.

Check the party responsible for payments, the agreement term, renewal, early termination, reporting rights and what happens if the operator changes or fails. If a payment undertaking appears in a proposal, have your lawyer assess its obligor, conditions, exclusions and enforceability; a headline is not a bank deposit.

For a longer tenancy, inspect rent collection, repair responsibility, furnishing inventory and the process for expiry or default. Across every model, clarify access, insurance and handover. No private management projection is reproduced here.

Ask for evidence that matches the intended model

Obtain dated achieved rents or actual operating statements for genuinely comparable units, including size, condition, floor, parking, contract and period. Separate asking rents from signed tenancies, and bookings from settled receipts. A few successful holiday dates do not establish a full year.

Test a weaker occupancy or rent scenario, longer downtime and an unexpected repair. Consider competing supply and the cost of changing managers or furnishing. NAPIC’s market resources provide context, but area activity cannot certify an apartment’s occupancy or future appreciation.

An overseas buyer should check acquisition eligibility, consent and financing separately from operating permission. Currency conversion, payment access and tax obligations can affect personal cash flow. Ask your appointed legal and tax advisers about the actual arrangement rather than applying a universal net return.

Choose the model you can verify and supervise

Reject a model whose permission or contract does not match your intended use. Compare remaining options using a complete cost worksheet and a realistic oversight plan, then request an actual unit and current gross quotation. No yield, occupancy, rental income or future appreciation is promised.

Send Eric or Jason your budget, buyer status, personal-stay needs, holding period and available management time. They can help compare suitable properties and organise a cost-and-contract consultation. For a separate location decision, use the TRX, KLCC and Bukit Bintang guide.

FAQs

Is a serviced residence automatically Airbnb-approved?

No. Verify the exact approved use, current local requirements, building rules and unit contract. A commercial title or another owner’s listing is not proof of permission.

Does hotel management mean I can stay whenever I want?

No. Owner-use rights are contractual and may be restricted or excluded. The reviewed Orion investment-unit proposal has no own stay.

Which rental model gives the highest return?

There is no universal winner. Compare lawful options using achieved evidence, complete costs, vacancy, workload and the contract. No return is promised.

What is the difference between gross and net rental yield?

Gross yield uses rent before vacancy and owner costs. A net operating estimate deducts those costs and states its investment denominator. Financing and personal tax are separate.

Can The Skyline be used for Airbnb?

The reviewed project FAQ and summary prohibit Airbnb. It is included only as a conventional longer-term tenancy comparison, subject to otherwise permitted occupation and current rules.
