Start with the operation, not the factory image
Write a brief covering the proposed activity, machinery, storage, shifts, employee numbers, delivery vehicles and expansion needs. Distinguish production area from office, toilets, circulation and loading space. An advertised built-up area is not entirely usable factory floor.
A distributor storing packaged goods and a manufacturer with vibration, extraction or effluent requirements can need very different premises. Give your engineer the equipment schedule before assessing a building. A property described as light industrial should not be treated as approval for every activity.
An owner-occupier should also test whether purchasing makes operational sense compared with renting suitable existing premises. Tie the decision to a realistic moving date and capital budget; a purchase should not leave too little working capital to operate the business.
Establish approved use and the responsible authorities
Ask your lawyer and technical adviser to examine the title, express conditions, planning and building approvals, completion documentation where applicable, and the activity allowed on the selected lot. Factory and warehouse labels in different phase documents are not interchangeable permissions.
The InvestPenang business-licence guide directs applicants to the relevant local council for their activity. Separately, MIDA’s approval and licensing guidance explains manufacturing licensing under the Industrial Co-ordination Act. Determine which approvals or exemptions apply to your company; owning an industrial building does not replace them.
Non-citizen individuals and foreign-controlled entities should obtain transaction-specific acquisition advice. A freehold title does not establish eligibility, consent or permission to conduct the intended business. Ask your advisers to map property acquisition and business approvals separately before a binding commitment.
Verify power, loading and building services
Obtain signed specifications for the actual lot, including incoming electrical supply, usable clear height, floor-loading rating with a clear area unit, access-door dimensions and drainage. Ask whether stated capacity is installed, approved, proposed or available only after an upgrade.
The TNB supply-application guidance describes the role of electrical consultants and the application process. Your engineer should compare simultaneous equipment demand with confirmed supply, connection arrangements and any upgrade cost or lead time. An ampere number in a brochure is not an operating approval.
Check ventilation, fire arrangements, effluent, waste storage and insurance with the relevant professionals. Conflicting capacity figures should remain unresolved questions until supported by the correct signed schedule. Do not select the most attractive number or transfer a specification between phases.
Drive the actual delivery and staff routes
Start at the selected gate and follow a typical supplier or customer journey. Inspect road restrictions, bridge clearances, turning space, queuing, loading positions and the ability to reverse safely within the site. Ask a transport operator to assess the actual vehicle, not a generic truck icon.
Compare Tasek Gelugor, Machang Bubuk, Bukit Teh and Sungai Jawi against your own destinations. These are distinct mainland settings. No fixed port, airport or bridge journey time is claimed here. Trial working hours and examine staff access as well as freight routes.
Check whether common roads or service areas involve shared obligations. Record any route that depends on third-party land or future infrastructure. A convenient regional map does not establish a legal or usable entrance for your business.
Which Property Might Suit Your Plans?
The four properties below illustrate different locations and published formats in the reviewed portfolio. They are candidates for technical-document comparison, not recommendations for a confirmed industrial process. Engineering conflicts are disclosed instead of being presented as specifications.
Prices shown are dated gross starting guides for selected units; confirm the exact unit, allocation, current quotation and availability. A larger plan may cost more.
Tasek Gelugor · Freehold light-industrial premises · Published formats 4,263–4,924 sq ft
Why consider it: A business seeking a smaller factory format can compare production space, attached office needs and surrounding delivery space.
What to check: Request the selected lot’s approved use, current plans and engineering schedule. No live remaining-lot list or current starting price is verified.
Machang Bubuk · Freehold factories and warehouses · Shortlisted Phase 1 formats 3,800–8,070 sq ft
Why consider it: Compare the distinct factory/warehouse formats when office separation and mainland customer routes matter.
What to check: The quoted guide relates to eligible Phase 1 A1 rows in a dated chart. It does not price Phase 2 or certify suitability for a particular manufacturing process.
Bukit Teh · Freehold industrial development · Published formats 11,780–17,637 sq ft
Why consider it: Consider document review if your operating brief needs substantially more production and office space than the smaller options.
What to check: This is a separate development. Power and site-area records conflict; no capacity or machinery recommendation is made until a qualified adviser verifies signed lot documents.
Sungai Jawi · Freehold industrial premises · Listed A/B references 4,983–5,446 sq ft
Why consider it: Compare it when Sungai Jawi suits the actual supplier, customer and staff routes of your business.
What to check: Verify rated floor-loading units, approved supply and exact plot area. A potential electricity upgrade is not approved capacity; the price guide is a dated gross Type B reference.
Budget beyond the purchase price
Add acquisition duties, legal and financing fees, any consent costs, fit-out, racking, electrical works, equipment relocation, deposits, insurance and a contingency. Obtain project-specific quotations; fit-out assumptions from an apartment are unsuitable for a factory.
Budget temporary accommodation for the business, commissioning and possible overlap between old and new premises. Under-construction purchases also need a funding and delivery schedule. A completion reference is separate from having approvals, equipment and utilities ready to trade.
For an owner-occupier, compare total occupancy spending, cash tied up and the operational benefit with a rented alternative. Avoid presenting the business’s trading profit as property rental yield. They are different sources of risk and return.
Separate gross yield, net income and business profit
For arithmetic only, suppose a factory costs RM4 million and a further RM400,000 covers acquisition and owner-funded works. An assumed RM20,000 monthly rent gives RM240,000 scheduled annual rent: a 6% gross yield against purchase price before vacancy and expenses.
If one month is vacant, collected rent is RM220,000. After an assumed RM40,000 of owner costs and reserves, net operating income is RM180,000. Dividing by RM4.4 million total invested cost gives about 4.09%, before financing and personal or company tax. These assumptions are not forecasts for the four properties.
Stress-test a longer letting period, tenant failure, reinstatement works and specialised fittings that a replacement tenant cannot use. Obtain achieved comparable industrial rents and lease terms. NAPIC resources provide market context, but statewide figures do not establish a lot’s rent or resale value.
Arrange a document-led shortlist and site appointment
Send Eric or Jason your business activity, required production and office area, equipment loads, vehicle type, budget and operating deadline. Ask for the latest lot plan, engineering schedule, stock confirmation and gross quotation before arranging a targeted visit.
Decline a premises where essential use or technical requirements remain incompatible. Proceed only when your appointed advisers have checked the relevant documents and the purchase conditions protect your intended sequence. No tenant occupancy, rental return or future appreciation is promised.
If your main decision is a household move rather than business premises, the Penang Island versus Mainland guide compares daily routes and residential formats separately.
FAQs
Does an industrial title allow any manufacturing activity?
No. The selected title conditions, planning and building approvals, local licensing and any manufacturing or environmental requirements must be checked for the actual activity.
Can I rely on the advertised power capacity?
Obtain the signed lot-specific schedule and confirmation of approved supply. Proposed upgrades and conflicting brochure figures do not establish usable capacity for your equipment.
Are the four factories currently available?
They are document-review options from dated portfolio records. Confirm the current lot, allocation, approved plan, quotation and delivery terms before treating any as available.
Is gross industrial yield the same as net return?
No. Gross yield excludes vacancy and owner expenses. State the denominator for net income, then account separately for financing, tax, capital works and eventual sale costs.
What should I send before a factory viewing?
Share the business activity, equipment and power brief, floor and office needs, truck type, routes, budget and moving deadline so the document and site checks can be targeted.
