Three projects to compare for life with a pet
| Project | Location | Layout range | Tenure |
|---|---|---|---|
| The Aldenz ↗ | Damansara Perdana | 775–926 sq ft | Leasehold |
| Amaya Residences ↗ | Bandar Sri Damansara | 554–1,230 sq ft | Freehold |
| OAKA Residence ↗ | Bukit Jalil | 882–1,423 sq ft | Freehold |
Aldenz has a pet-friendly proposition in our reviewed project reference. Amaya is included following confirmation from the PropertyLau team, and OAKA’s official website describes pet-friendly living. We have left Lunar and The Atas outside this confirmed shortlist while their policies are checked; that does not establish that pets are prohibited there.
What does pet-friendly actually mean?
A pet-friendly label does not answer which animals are permitted, how many may live in a unit or how they may use the shared areas. Building policies may distinguish between keeping an animal inside the home and bringing it through a lift, lobby or garden.
Request the current written policy and ask which document governs it. For an upcoming project, establish what has been committed and what will be subject to the building’s eventual management rules. A pet-themed rendering or recreation area is not a substitute for permission that applies to your household.
Aldenz: start with the home and your daily routine
The Aldenz ↗ is in Damansara Perdana, with a listed 775–926 sq ft range. Compare the exact rooms for sleeping, feeding and storing pet supplies, alongside your own furniture. A compact plan can work well if the circulation is practical; extra advertised area is not the only measure.
Ask how you would reach a permitted walking area from your unit, which lift or route to use, and where waste can be disposed of. Check whether the practical route works during rain and when you return home late. Do not assume all landscaped spaces are available to animals.
Amaya: a mixed-use setting needs clear access rules
Amaya Residences ↗ is in Bandar Sri Damansara, with a listed 554–1,230 sq ft range. Its broader Damansara Avenue setting includes planned shopping and rail connections. A convenient mixed-use address still requires separate checks on where your pet can go.
Confirm residential access, lifts, permitted outdoor areas and any restrictions in shared retail space. A pet-friendly residence does not automatically mean that the adjoining mall or MRT link admits your pet. Ask how the owner’s daily walking route will work before every proposed component opens.
OAKA: pet-friendly positioning in Bukit Jalil
OAKA Residence ↗ is listed as a freehold project with 350 residences and 882–1,423 sq ft layouts. Its official website includes pet-friendly living in its positioning. Compare your preferred unit’s room arrangement, outdoor-space design and parking with your household’s routine.
A nearby park is useful only if the destination and route permit the use you intend. Ask about building walking areas, leashes or carriers, waste arrangements and the route between your car park and home. If a balcony or lanai matters, review its actual enclosure and safety requirements.
The pet-policy questions to ask before booking
- Are your pet’s species, breed, size and number permitted?
- Is registration or written management approval required?
- Which lifts, entrances and common areas can you use?
- Are carriers, leashes or particular travel routes required?
- What applies to noise, waste, cleaning and damage?
- Are there charges, deposits or complaint procedures?
- Which rules apply now, and what may change when building management takes over?
Provide the actual details of your pet when asking. A general “dogs allowed?” message may miss a size limit or a rule applying to several animals. Keep the written answer with your project documents.
Choose the everyday routine, not just the label
For a home you plan to occupy, combine the pet policy with your work schedule, household space and the time needed to reach an approved walking area. Consider how cleaning supplies, food and bedding fit into the layout and whether you have a workable arrangement while travelling.
For investment, do not assume that pet-friendly positioning produces higher rent or lower vacancy. Your chosen management or tenancy arrangement may set its own conditions. The useful question is whether the selected home can serve a clearly defined household within the actual rules.
FAQs
Which projects are in PropertyLau’s current pet-friendly shortlist?
Aldenz, Amaya and OAKA are included. The shortlist still requires checks on each building’s written policy and the pets permitted for your household.
Are Lunar and The Atas definitely not pet-friendly?
We are not making that claim. They are excluded from this confirmed shortlist until their current pet policies are verified.
Does pet-friendly mean pets can enter the mall or MRT link?
No. Residential permission does not establish access to adjoining retail, transport or other shared facilities. Check the rules for each place.
