Quick answer

Vividz offers the lowest published entry in this comparison and smaller layouts. Queenswoodz extends to larger family layouts. OAKA combines freehold tenure with 350 residences. Start with the rooms you need and your moving timeline, then compare the exact units rather than treating all three starting prices as equivalent.

Compare the main project facts

ProjectStarting referenceSize rangeTenureEst. completion
The Queenswoodz ↗From RM723,300807–1,410 sq ftLeaseholdQ4 2029
The Vividz ↗From RM446,400484–915 sq ftLeaseholdQ3 2029
OAKA Residence ↗From RM836,000882–1,423 sq ftFreeholdQ1 2028

These are different project entries, not quotations for equivalent apartments. Prices and completion references follow the project information reviewed on 30 October 2026. Check the same bedroom requirement, floor and car-park provision before deciding which is better value.

What do the entry prices mean for your budget?

ProjectPublished starting referenceIllustrative loan instalment
The Queenswoodz ↗From RM723,300RM2,766/month
The Vividz ↗From RM446,400RM1,707/month
OAKA Residence ↗From RM836,000RM3,197/month

The illustration uses 90% financing, 3.7% annual interest and 35 years, rounded to the nearest ringgit. It is a consistent comparison rather than a personal bank quotation. Add maintenance, sinking fund, insurance and other ownership costs to your own budget.

Vividz’s lower starting price is useful for an initial affordability check, but its smallest layout is also smaller. Comparing that entry with a larger Queenswoodz or OAKA home does not establish which three-bedroom unit is cheaper. Request quotations for the actual layouts you need.

Compare living space before paying for more square feet

Vividz: the listed 484–915 sq ft range includes compact choices. Start here if a smaller home is enough, then inspect bedroom dimensions, kitchen space and where everyday storage will go. A study or flexible room should not automatically be treated as a full bedroom.

Queenswoodz: the listed 807–1,410 sq ft range gives households more sizes to compare. It is a useful starting point when several rooms matter. Check how much of a selected plan serves bedrooms and living space, rather than relying on the largest project-wide size.

OAKA: the listed 882–1,423 sq ft collection is a different proposition from the smallest Vividz suites. Compare room separation, balcony or lanai arrangements and parking for the exact type. Its freehold positioning does not remove the need to test a plan against your household.

Tenure and development scale change the comparison

Queenswoodz and Vividz are listed as leasehold; OAKA is listed as freehold. If tenure is a firm requirement, that immediately narrows your shortlist. If it is a preference, compare the full price, remaining lease particulars, layout and location rather than applying an assumed resale premium.

OAKA’s official project website states 350 units. That is a useful development-scale fact, but it does not tell you everything about lift waiting, parking or facility use. For all three, review the selected tower, homes per floor, lifts and the facilities that those residents share.

The same Bukit Jalil label does not mean the same journey

Choose the destinations that matter: work, school, Pavilion Bukit Jalil, groceries or a rail station. Then compare each project entrance against those journeys. Being in Bukit Jalil does not establish an equally convenient walk to the same mall or LRT station.

Queenswoodz and Vividz have Pavilion Bukit Jalil references in our project information. OAKA’s official location page also names shopping and rail destinations, but naming a station is not proof of walkable access. Confirm the route, crossings and any shuttle arrangement before making a transport-led decision.

If public transport is essential, ask for an entrance-to-station comparison rather than a straight-line map radius. If you drive, test the return trip and parking route at the time you normally travel.

For investment, begin with an identifiable occupant and an affordable holding budget. Neither a compact format nor a lower unit count establishes future rent, occupancy or resale performance. We do not rank these projects using an invented return forecast.

What should you request before choosing?

  • The exact layout, bedroom designation and current unit quotation.
  • The unit’s parking allocation and recurring charges.
  • The current completion schedule and contractual handover information.
  • An entrance-to-destination route check, including rail access where relevant.
  • A floor-plan comparison using your furniture, storage and household needs.

FAQs

Which has the lowest published starting price?

Among these three project references, Vividz has the lowest starting entry. That entry is not a like-for-like quotation for the larger family layouts in the other projects.

Which of the three is freehold?

OAKA is listed as freehold. Queenswoodz and Vividz are listed as leasehold; check the selected unit’s title particulars.

Is OAKA pet-friendly?

OAKA’s official website describes pet-friendly living. Ask for the current building rules, permitted pets and common-area arrangements.

Are all three equally close to LRT?

No equivalent walking connection is established by this comparison. Check each project’s actual station route, crossings and any proposed or operating shuttle.
