Start with how you intend to use the property
An apartment for everyday living in Malaysia should be assessed differently from an occasional city base or a managed investment. Before comparing towers, decide how many months you expect to stay, who will live with you and whether you need schools, medical services, storage or a home office.
A buyer relocating soon needs an actual handover and furnishing plan. Someone buying for a later move may consider an upcoming project, but must allow for construction and fit-out timing. A buyer expecting short-stay management needs to read the operating agreement as well as the sale documents.
This guide focuses on selected KLCC-area projects already listed on PropertyLau. It is a starting point for comparing homes and suites, not a ranking of every property in Kuala Lumpur.
Price suitability is not confirmed MM2H eligibility
The official MM2H category overview sets out different programme conditions. A programme’s residential-purchase requirement and the rules applying to a foreign acquisition must be checked together. A price above RM1 million is not, by itself, confirmation that a particular unit qualifies for your route.
Our MM2H collection is a price-based browsing aid. For the actual purchase, confirm your programme category, the exact property’s approved use and title, applicable state requirements and any necessary consent. Check current requirements with the relevant authority, your lawyer and a currently licensed MM2H company.
Do this before treating a booking as the solution to a visa requirement. We can help compare property information and arrange discussions about available units; an immigration or property-eligibility decision needs its own verification.
Compare four different KLCC-area propositions
| Project | Published starting reference | Layout range | Tenure | Listed completion |
|---|---|---|---|---|
| Phoeniz Suites ↗ | From RM1,016,400 | 484–678 sq ft | Freehold | 2031 |
| The Conlay ↗ | From RM1,460,000 | 743–1,335 sq ft | Freehold | Completed |
| CloutHaus Residences ↗ | From RM1,548,800 | 549–1,216 sq ft | Freehold | Q1 2029 |
| Eaton Residences ↗ | From RM1,800,000 | 635–2,982 sq ft | Leasehold: 99 years from 27 October 2015 | Completed 2022 |
These figures reflect our reviewed project information as at 30 October 2026. They are starting references for different units, not like-for-like quotations or confirmation of stock. Completion is not the same as an available, furnished unit ready for your arrival.
Which options fit which buying purpose?
Phoeniz Suites: compare it if you are researching compact city suites and a documented managed-stay proposal. Its listed 484–678 sq ft range requires a different living-space decision from a larger family home. Check approved use, owner stays and the exact management agreement; do not assume the package gives unrestricted residential use.
The Conlay: compare it if freehold tenure, a completed development and Conlay MRT access matter to you. Request an actual available-unit viewing. Inspect the rooms, outlook, storage and the walk you would make, rather than choosing only from a building rendering.
CloutHaus Residences: compare it if you want a future KLCC-area purchase and can work with the listed completion schedule. Assess the exact residential component, layout and specifications in the quotation. The project’s starting entry does not describe every available home.
Eaton Residences: compare it if you want to inspect a completed KLCC-area development with a broader published size range. Its leasehold particulars and any proposed management package are separate checks. Match the quotation to the unit’s area, furnishing and intended use.
Budget beyond the purchase price
- Purchase equity and the financing terms actually available to you.
- Legal, transfer, loan and consent-related costs applicable to your purchase.
- Furnishing, appliances, utilities and moving costs.
- Maintenance, sinking fund, insurance and other recurring property charges.
- Currency-conversion costs and a reserve for changes in your home-currency budget.
- Any separate programme commitments and professional fees for your chosen relocation route.
The monthly illustrations on our project pages use stated assumptions. They are not a personalised foreign-buyer loan quotation. Ask the bank to assess your own income, borrowing currency, deposit and loan tenure, then check whether the purchase remains comfortable alongside your wider relocation budget.
Make an overseas viewing trip useful
Ask for a shortlist of exact layouts and current quotations before travelling. For a completed property, request access to the actual unit where possible. For an upcoming project, distinguish a showroom’s finishes from the contractual specification and identify the actual site.
Plan time for ordinary daily tasks: reaching a station, buying groceries, getting to medical appointments and returning after dark. Check the building’s delivery, visitor and parking arrangements. If you will be away for long periods, ask who can inspect the unit, receive maintenance notices and coordinate repairs.
A Zoom consultation can help narrow the options first. Send Eric or Jason your intended use, household size, preferred arrival date and comfortable purchase budget so the discussion starts with your needs.
A short checklist before booking
- Match the quotation to a specific unit, layout, floor, size and car-park allocation.
- Check title, approved use and the eligibility of that unit for your purchase.
- Separate the property purchase agreement from any management or furnishing agreement.
- Request the current completion, handover or available-unit position in writing.
- Confirm financing and transaction costs before committing to a deadline.
- Review programme requirements using current official guidance rather than a property marketing label.
Jewel @ Oxley Towers and SO/ KL Residences are additional options in our directory, but their current prices need a quotation. We have not assigned an invented RM1 million entry to make them fit this table. Jewel @ Oxley Towers ↗ · SO/ KL Residences ↗
FAQs
Does a property above RM1 million automatically qualify for MM2H?
No. This is a price-based shortlist. Programme category, property designation, acquisition rules and the exact unit need separate confirmation.
Can I compare completed and upcoming projects in the same shortlist?
Yes, provided the completion and moving timelines remain clear. A completed building still needs checks on actual stock, condition, furnishing and handover.
Are all four projects suitable for living in full time?
Do not assume that. Check the selected unit’s approved use, practical layout and any management or owner-use restrictions against your intended stay.
Can Eric or Jason arrange a Zoom consultation before I travel?
Yes. Use the WhatsApp links below to request a consultation and share your budget, household needs and intended moving date. The appointment is confirmed personally.
