Quick answer

Choose the actual OAKA unit, not a view label. Compare what you see from the living room and bedrooms, the sunlight, privacy and quoted price. Use the current orientation plan and surrounding-development information to assess a clearer golf outlook; a rendering cannot promise a permanently open view.

Six reasons to shortlist OAKA

Freehold ownership

A useful starting point for a long-term home shortlist, alongside the selected title and ownership costs.

Residential title

Assess OAKA as a home for everyday living, with the selected unit’s particulars checked before purchase.

350 homes in two towers

The current development has a defined scale. Examine the floor setting and the route to your unit as well as the overall count.

A choice of outlooks

Golf and city-facing options invite a closer comparison of the actual windows, floor and surroundings.

Pet-friendly living

A practical feature for households bringing a pet; confirm the building’s applicable pet rules.

Different home sizes

Compare usable rooms and outdoor space against your household needs instead of selecting by view alone.

Golf view or KL city view: which matters more to you?

A greener outlook may appeal if you enjoy spending time by the living-room windows or on the balcony. A city outlook may suit someone who prefers an urban backdrop, especially in the evening. Those preferences are personal: neither label automatically identifies the more comfortable home or the better purchase.

At OAKA, begin with the tower, stack and floor number. Ask where the golf course or city skyline sits relative to the selected unit’s main windows. A rooftop facility panorama is a different experience from the view while seated on your own sofa.

PreferenceWhat to compare
Golf-course greeneryHow much greenery is visible at the selected floor and from which rooms.
City backdropWhich landmarks or buildings are actually visible; do not assume a full KLCC panorama.

View direction and sunlight are separate decisions

Check the compass orientation as well as the view. Two homes with a similar outlook can receive different light because their window positions, recesses or angles differ. A broad direction label is not a room-by-room sunlight assessment.

Mark the living room, main bedroom and balcony on the orientation plan. Then consider the hours you are normally at home. Morning light may suit your routine; afternoon exposure may need shading or cooling. Ask about nearby buildings, overhangs and the actual window design before drawing a conclusion from the compass alone.

Compare privacy and floor level together

A higher floor can change a sightline, but it may also change the price. A lower floor may suit your budget or preferred relationship with the landscape. Avoid choosing a level only because it sounds high enough to clear a neighbouring building.

  • Look for windows and balconies facing your main rooms.
  • Check the unit’s position relative to lifts, corridors and shared areas.
  • Ask which facilities or building structures sit below or beside the unit.
  • Compare the exact view evidence for two or three available floors.

How could future phases affect your choice?

Future phases and neighbouring parcels belong in the view discussion. Ask for the latest masterplan showing the selected tower, surrounding development areas and the golf course. If additional blocks are being discussed, establish which details are approved and which remain proposals.

A floor-sales chart identifies units and prices; it does not establish the height, position or approval status of a future block. We therefore do not name a permanently unobstructed stack or publish a fixed future-block configuration without the current supporting plans.

Eric or Jason can help compare the selected stack with the latest information available. The aim is to identify a clearer golf-course outlook on that evidence, with any unresolved future-surroundings question explained before you book.

What is the view premium actually buying?

Request two quotations on the same date and price basis. Keep layout, size, parking and inclusions as similar as possible so you can see what is attributable to the outlook or floor. A larger home can have a lower price per square foot while still requiring more total capital.

For a home you intend to use, the enjoyment of an outlook is a valid reason to consider paying more. Put a limit on that preference: the premium should still leave room for furnishing, recurring charges and your other plans. A desirable view does not establish a future resale premium.

A practical three-unit shortlist

  • One golf-facing candidate within your total budget.
  • One city-facing candidate with a comparable layout and floor setting.
  • One alternative floor or stack to test whether paying more changes the outlook meaningfully.

For each, record the exact unit, current quotation, room orientation, available view evidence and questions about surrounding development. Ask us to review these together on Zoom or during a showroom visit. We will help explain the differences rather than recommend a direction without seeing the unit particulars.

Buying for retirement or MM2H?

If OAKA is part of your Malaysia retirement shortlist, a view is only one part of the decision. Check the qualifying unit price and allocation, the MM2H property requirements relevant to you, and daily transport. Read our OAKA MM2H and retirement guide for the separate overseas-buyer discussion.

FAQs

Is every golf-facing OAKA unit unobstructed?

No. The stack, floor, window position and surrounding development need to be checked for the exact unit. A golf-facing label is not a permanent-view guarantee.

Does a KL city view mean an unobstructed KLCC view?

Not necessarily. Ask which landmarks are visible from the selected unit’s living room and bedrooms, rather than relying on a general skyline image.

Which facing gets morning or afternoon sun?

Use the unit’s compass orientation and room plan together. Window angle, shading and nearby buildings also affect exposure; the view label alone does not answer this.

Should I choose the highest floor I can afford?

Compare what the extra price changes in your actual outlook and floor setting. A higher floor is worth considering when its documented benefits matter to you.

Will future blocks affect the golf view?

That depends on their position, height and the selected sightline. Request the latest surrounding-development and masterplan information; this guide does not establish a fixed future-block layout.

Can Eric or Jason recommend a clearer golf-view unit?

Yes. Share your budget and layout needs so we can compare available stacks and floors against the current plans and view information, without promising a permanently open outlook.

Can overseas buyers consider layouts other than Type C?

Yes, the sales information reviewed includes other layouts above RM1 million. Confirm the current unit price, allocation and foreign-purchase requirements for the actual unit.
