Quick answer

OAKA may suit overseas buyers seeking a manageable freehold home in Bukit Jalil. Qualifying options above RM1 million are not limited to Type C. Compare the unit’s allocation, layout, total cost and handover timing, then assess the advertised mall/LRT shuttle alongside MM2H requirements and your daily travel needs.

Six reasons overseas buyers may consider OAKA

Freehold tenure

A feature to consider for a long-term Malaysia home, alongside the selected title and purchase approval.

Residential title

A home-focused option to compare for your own stay, rather than choosing on a hosting-income proposition.

350 units across two towers

A current-phase scale that may appeal if you prefer a smaller development; inspect the actual floor setting too.

Options beyond the largest layout

A qualifying price is not tied to Type C alone. Review the available layout and allocation for your own budget.

Advertised mall & LRT shuttle

The supplied display names Pavilion Bukit Jalil, The Tropika and Awan Besar LRT. Confirm implementation and the current timetable.

Pet-friendly living

Potentially relevant for relocating households with pets; check building rules separately from pet-import arrangements.

Why consider a manageable home for retirement?

For a couple relocating to Malaysia, more space is not always more useful space. Think about the rooms you will occupy every day, the cleaning and furnishing commitment, and how often family will visit. A spare room or study may matter more than a larger floor area you seldom use.

Start with your own retirement routine: cooking, reading, working online, hobbies, walking and seeing friends. At a showroom visit, test furniture positions, storage, kitchen circulation, bathroom access and the route from the lift. A home that feels manageable should still accommodate your visitors and the way you expect to live.

Above RM1 million: not Type C only

The Tower B sales chart supplied to PropertyLau is dated 8 October 2026. It shows B1, B2 and B3 price entries above RM1 million, as well as the larger C family of layouts. That supports a broader unit discussion than “foreign buyers can only choose Type C”. It is not a live availability list.

For your actual purchase, ask Eric or Jason to identify current foreign-purchaser options using the unit quotation and allocation. Some entries on a sales chart may be reserved, unavailable or marked as Bumiputera allocations. A price above the threshold does not make every displayed unit purchasable by every buyer.

CompareWhy it matters
Layout and usable roomsMatch your household and visiting-family needs, not just a type letter.
Current quotationEstablish the total property commitment and the price basis used for the applicable threshold.
Allocation and approvalConfirm the unit can be offered to you and the purchase permission required.
All-in budgetAllow for applicable taxes, legal work, consent costs, setup and recurring charges.

This article does not advertise a live starting price for a foreign-buyer unit or treat the old chart’s available count as current. Ask for a fresh shortlist within your budget.

Property eligibility and MM2H approval are different checks

MM2H is a residency programme with its own requirements. The official category overview lists minimum property values of RM600,000 for Silver, RM1 million for Gold and RM2 million for Platinum. Applicable local purchase rules and the selected property still need to be checked; the programme’s minimum is not a blanket permission to buy any unit at that price.

Consequently, an OAKA unit just above RM1 million may fit the property-value discussion for some applicants but does not meet Platinum’s RM2 million property minimum. Buying a home also does not itself grant an MM2H pass. Ask a licensed MM2H provider about your category and sequence, and your conveyancing lawyer about the selected purchase.

The official guidelines place the required residence purchase after MM2H approval. Coordinate your application, purchase and moving dates before making a commitment, particularly when considering a home still under construction.

Could the advertised shuttle help if you do not drive?

The developer-branded display supplied by the PropertyLau team advertises daily shuttle hours of 8am–6pm and names three destinations: Pavilion Bukit Jalil, Awan Besar LRT Station and The Tropika Bukit Jalil. These are concrete places to consider for shopping, meals and a connection to rail.

For a non-driving household, that provision could reduce some short-trip planning. It is different from living directly above a station, and the display does not establish departure frequency, a start date, waiting times, seat availability or a permanent service commitment. Confirm the current written arrangements and any fare or eligibility terms; this guide does not claim the service is already operating.

Destination on the displayA possible use to assess
Pavilion Bukit JalilShopping, dining and appointments at the mall.
Awan Besar LRT StationA connection into the rail network; plan the onward route and any transfers.
The Tropika Bukit JalilLocal food, shopping and daily errands.

Also plan evening trips after the advertised 6pm end time, urgent medical visits and journeys that do not match the shuttle route. Compare ride-hailing and other transport options instead of assuming the shuttle replaces every car journey.

Check your everyday destinations, not just the nearest mall

Berjaya’s location information names Columbia Asia Hospital and IMU Healthcare, alongside parks, shopping and rail options in the surrounding area. Choose the actual healthcare provider, grocery shop and regular activities you expect to use, then test the trips from the residential entrance.

Published map distances should not be read as accessible walking routes. Check pavements, crossings, shelter, gradients and the final approach to the entrance. If mobility is a concern, inspect steps, lift access and bathroom arrangements rather than assume every layout or route is suitable.

Choose your layout and view around the way you live

Do not automatically buy the largest qualifying home. Compare the available smaller and larger layouts with your furniture, guests and daily activities in mind. Include recurring charges and upkeep in the comparison; there is no need to turn a spare room into an income assumption.

Then compare the actual golf or city outlook, room orientation and privacy. If you expect to spend much of the day at home, the living-room light and balcony setting may deserve more attention than a broad skyline label. Read our OAKA golf view versus KL city view guide before selecting a stack.

Current phase or a future phase: match your moving date

The official project advertisement lists February 2028 as the expected completion date. Treat that as a published target, not a promise of a particular moving day. Ask about contractual delivery, handover and the time needed for inspection and furnishing before planning relocation.

Current unit choices can change. Ask for the latest availability rather than rely on an old stock chart. If a future phase interests you, register your preferences for an update; do not assume the same price, layout, view, shuttle arrangements or launch timing will apply. A buyer needing a home immediately should compare completed alternatives too.

What should you send us for a useful overseas-buyer shortlist?

  • Your total property budget, separate from MM2H financial requirements.
  • The MM2H category or application stage you are discussing with your licensed provider.
  • Household size, visiting-family needs and preferred number of usable rooms.
  • Whether you drive, and the destinations and travel times that matter to you.
  • Your preferred golf or city outlook and tolerance for morning or afternoon sun.
  • Your intended purchase and moving dates.

Eric and Jason can use that brief to compare actual units, current prices and the documents to request. A Zoom discussion can help narrow the choices before you travel; a showroom visit lets you examine the layout and neighbourhood in person.

FAQs

Can foreign buyers only purchase Type C at OAKA?

No. The dated Tower B chart reviewed also shows B1, B2 and B3 price entries above RM1 million. The current price, allocation and purchase requirements must be checked for the selected unit.

Does a unit above RM1 million automatically qualify me for MM2H?

No. The property purchase and MM2H approval are separate. Your programme category, other requirements and applicable property-purchase rules still need to be satisfied.

Could a unit just above RM1 million meet the Platinum property minimum?

No. The official category overview lists a RM2 million minimum property value for Platinum. Confirm current requirements with a licensed MM2H provider before committing.

Which places are named on OAKA’s shuttle display?

Pavilion Bukit Jalil, Awan Besar LRT Station and The Tropika Bukit Jalil. The display advertises 8am–6pm daily; confirm the start date, actual timetable, boarding arrangements and any fare or eligibility terms.

Is the shuttle confirmed to be running now?

This guide does not establish that it is already operating. The display supports an advertised provision; request the current operating arrangements before relying on it for daily travel.

Is OAKA ready for immediate retirement relocation?

The official project advertisement lists expected completion in February 2028. Confirm the selected unit’s contractual delivery and handover arrangements; compare completed homes if you need to move sooner.

Can I choose a smaller layout rather than the largest home?

Yes. Start with qualifying units currently available to you and compare the usable rooms, storage, upkeep and total cost. The most suitable choice depends on your household, allocation and purchase requirements.

Can Eric or Jason help me compare units from overseas?

Yes. Share your budget, intended moving date, household needs and transport preferences. We can arrange a Zoom consultation, review a current unit shortlist and help arrange a showroom visit.
